The Rule of Six as it relates to Verado
I came across this “Rule of Six” phrase in a recent blog and thought it would be a great approach for the homebuying decision in Verado. It basically involves creating six categories of information and expanding on each item to help reach a decision or course of action. We are honored to represent Blackrock Homes as the homebuilder in Verado, and summarized our neighborhood’s six talking points below:
Price: In Verado, our current price range is $409,900 to just below $500,000. Square footage ranges from 1,310 s.f. to 1,925 s.f., for a new construction home by Blackrock Homes, including a fully fenced and landscaped small yard.
Location: Verado is located on the south side of Ustick Rd., between Eagle and Locust Grove Roads. This close-in Meridian location is just over one mile to The Village at Meridian, and typically 10-12 minutes away from I-84 access. Verado has a charming park with a playground and a half-size basketball court, along with a separate dog park.
Floor plans: Our portfolio consists of seven floor plans (4) two-story plans, (2) single-level attached plans, (1) single level stand alone plan, 1,310 s.f. – 1,925 s.f.. With our two-story homes, all of the bedrooms are on the upper level. All homes have two-car garages.
Specifications: Blackrock Homes is a spec builder only at this time, meaning their design team determines which plan is being built on each homesite on the plat. They studied the most commonly requested interior finishes to form the standard set of specifications. This itemized list is a construction standard that is followed for every home in Verado; there are no modifications or customizations allowed. There is not a pattern for which interior finish package the interior designer will slate for each home, but you can be assured each will have custom cabinetry and generous stone surfaces in the kitchen and bath areas.
Low Maintenance: There are a number of Low Maintenance features included in the standard set of specifications. Of these, exterior vinyl siding is one of the key elements, with no need to ever repaint. All one would need to do once or twice a year is spray down the siding with a garden hose for a refresh.
Lawncare: Lawncare is provided through HOA for the front and backyards. This service includes seasonal treatments including pre-emergent and sprinkler blow-outs, along with weekly mowing. Within the flower beds, professionally selected plant material is chosen for their drought-resistant qualities. Homeowners are welcome to have small groupings of pots and hanging baskets on the porches and patios, but any changes to the yards and beds are discouraged. If you are a garden enthusiast and enjoy gardening and creating flower beds of prolific flowers and shrubs, Verado may not be the best fit for you.
